My wife and I have lived here for 25 years. We love this community.
For years our master insurance was inadequate for lender requirements. Fannie Mae and Freddie Mac listed Capri as Unavailable in Condo Project Manager. Owners who needed to sell or refinance ran into that wall. I organized a meeting at the pool on that coverage and spent more than 100 hours on the file. The Board replaced it with a new Gallagher master policy. Fannie Mae and Freddie Mac have lifted the Unavailable status. Owners can sell and refinance again. That is a huge win for every owner. I reached out to insurance contacts so neighbors would have HO-6 options, and I have spent many hours talking with owners who were stuck on coverage.
In June the Board created a parking committee and named me chair. I have put more than 100 hours into that plan, interviewed multiple vendors, and wrote a white paper on how to solve parking at Capri. A working parking system would beautify our streets. I have volunteered and worked hard on fire prevention, and I have recently volunteered on roofing. I met with the Orange County Fire Authority and coordinated with Niguel Summit on trees near the power lines. Five of those trees were removed. I have also volunteered on landscaping and pulled supplier quotes to buy materials direct.
I pull invoices, minutes, and bids so owners can see the file before the next check is written. I have reviewed our community's financial records myself. I meet and talk with homeowners on a regular basis. Special assessments have been levied this year. On the capital file I have reviewed, a major reroof went to one vendor without a second bid.
