What’s next.
From the information we’ve been given, here is what owners should watch. Figures are estimated unless an official packet says otherwise. We will update this page as dates firm up or decisions are made.

SHOW UP FOR CAPRI! — Niguel Summit Board Meeting
Crown Valley Community Center, 29751 Crown Valley Pkwy, Laguna Niguel (Zoom available). Capri is on the open-session agenda as item VIII-B: Capri Slope Requests. From Scott Magner’s neighbor note: ask for eucalyptus/dead-wood removal (not trim), dangerous trees fixed, a dated brush-clearing schedule, slope sprinklers when fire is nearby, and fair attention to entrances—Capri pays an estimated $31,710 a month to Niguel Summit. Homeowner Forum: about 3–5 minutes per speaker. Same day, the CC&Rs also call for setting the 2027 assessment (current dues $504; estimated board may raise up to about 20% without a member vote).

Capri Board Meeting — general session ~6:00 PM
Executive session 5:30 PM (board only); general session about 6:00 PM via Zoom and in person at Seabreeze Management, 26840 Aliso Viejo Pkwy, Ste 101, Aliso Viejo (2nd floor). Revised agenda business includes the 2027 budget, landscape and roof proposals, document updates (CC&Rs/bylaws/charters), electronic voting, and cumulative voting. Oct 6 minutes are due to owners within 30 days of that meeting; from the information we’ve been given, an estimated $250K CD matured in October with no record of rollover—worth raising in open session.
- Aim Nov 17 · legal Dec 1
Mail the 2027 budget package
December 1 is the legal deadline to mail the 2027 budget package, including the insurance summary. Aiming for about November 17 leaves time for corrections. Owners should see the new dues, that reserves are estimated under 50% funded, and how much operating owes reserves.
- Dec 1, 2026
Board meeting: reserves, special assessment, loans
Three decisions need daylight: a plan to repay an estimated ~$585K that operating owes reserves; whether to levy a special assessment to do it (up to about 5% without an owner vote); and what to do about loans—every loan needs a formal approved repayment plan. The board also has to correct the reserve figures it discloses to owners.
- Dec 15, 2026
Insurance renewal
From the information we’ve been given, insurance is already more than half of what Capri spends operationally each year. Another increase should push 2027 dues up.
- Jan 22 & Jan 26, 2027
Two reserve loans turn one year old
By law those loans have to be paid back to reserves by then unless the board makes a written finding to delay and adopts a new approved repayment plan.

2026 special assessments ~13.8% (estimated)
From the information we’ve been given, 2026 special assessments came to about 13.8%—over the about 5% limit the board may levy without an owner vote. Speak up if they attempt another special assessment above about 5% of total budgeted operating expenses (about $1M → roughly $350–$375 per those estimates).

Records the board hasn’t produced
Payments reserves made for insurance, repayment plans, and a financially sound path to fill the hole from years of overspending and borrowing without proper planning still need to be produced and discussed in the open.

Governing documents
Alongside the money calendar: support a member vote that restates the documents—or at least removes cumulative voting and allows electronic voting where the rules permit.
